A lovely four season home on the picturesque Magnetawan River.
It is relaxing, cozy, spacious, clean, and comfortable. The cottage has everything you need!
Waterfront property-caution must be taken: Children must wear flotation devices when in or near the river. Wading area, huge dock, boat ramp, 2 kayaks, a pedal boat, and a canoe. Various adult sized life jackets available
Large dock with Muskoka charis and loungers * water shoes are an asset*
Many lawn games, extra chairs, hammock, pool noodles, floaties, etc.
NEW! Dock Stools that make a swim up bar! (Do not stand on or jump off)
Outdoor firepit with marshmallow sticks and fire starter items in the bench.
South/South Eastern exposure for beautiful sunrises and full sun all day. Covered gazebo and screened in garage for relaxing in the shade.
Sleeps 6- 3 bedroom-King, Queen, twin bunk, pullout sofa beds in finished rec room and living room, and 2 bathrooms.
The finished Almaguin Highlands (rec) room has a gorgeous river view with walk-out, propane fireplace, a puzzle/card table, a pull-out sofa, and a projector screen to watch your favourite movies.
The middle bedroom has a TV, DVD/VHS player with children's movies and a PS2 with various video games. There are also games, toys and colouring books (crayons, pencil crayons etc.) The third bedroom has an amazing view of the river to wake up to.
Dog friendly-must be leashed/ Dog run on premises
This is a peaceful respectful neighbourhood

On the dock there are NEW DOCK STOOLS! SWIM-UP BAR!- DO NOT stand on or jump off.
RULES
1. Off limits/ Personal space - Large grey shelter and the upstairs bathroom closet on the left by the tub- personal storage.
2. Garbage and Recycling- DO NOT HAVE ANY FOOD GARBAGE OUTSIDE! Bears have been seen when food has been disposed of outside. There are clear garbage bags under the sink. Keep a garbage under the sink designated for food only (You can put a large clear garbage bag in the utility cupboard for convenience or large food items). Place it in garbage can downstairs by the furnace-until you check out.
Renters are responsible for taking your garbage and recycling with you. There is a landfill/recycling in town on your way out, directions are in the cottage manual-hours on fridge. You will need to take the BLUE DUMP CARD left for you on the fridge to access the landfill. Recycling is free but regular garbage bags are $3 each and industrial size are $5.
3. Septic System- Due to having a septic tank there are some important considerations to keep in mind:
- Nothing but human waste in the toilets
- Only septic approved toilet paper can be used-Recycled tissue, rapid dissolve, 100% bamboo Read the label for approved use IE: Kirkland
- Some extremely important items that should never be flushed in a septic system include:
- Coffee grounds
- Disposable diapers
- Baby wipes-even biodegradable
- Sanitary napkins or tampons
- Kitty litter
- Hair combings
- Dental floss
- Cigarette butts
- Condoms
- Fat grease or oil
- Paper towels or bandages
- Any chemicals ie: paint
- Do not park on grass inside the driveway-Septic bed
4. Fire burning- OUTSIDE FIREPIT- BRING YOUR OWN FIREWOOD.
As per Federal Law-Wood MUST be purchased locally-Value Mart or roadside local sellers as you turn onto the 520 (and Midlothian Road) there is a sign to inform people of fire burning by-laws at that time-subject to change- When in doubt check the city of Burk's Falls or Ryerson Township web page.
WOODSTOVE-wood provided. Must be seasoned hard wood
5. Bedding- We have sheets for all of the beds or if you choose, bring your own. If you use ours we ask that you start laundry on check-out day-soap provided (Our cleaners are not there long enough for multiple loads of sheets and towels). Please leave the remaining laundry in front of the washing machine-sheets pillow cases and towels only.
The master is a king, middle bedroom has twin bunk beds- sheets are in bin under the bed, third bedroom has a queen- sheets are under the bed in bin.
Sofa beds in the living room/rec room are full/queen size- sheets are in green bedroom closet/in garage.
Towels available-bath, hand, and dish- and many rolls of toilet paper. If you bring your own toilet paper please adhere to septic rules.
6. Enjoy the river! Take caution swimming as the current varies. Upon entering Burk's Falls (When you turn onto the 520), to your left you can see how fast the falls are moving-Man-operated dam.
Life jackets (in storage bench by the fire pit or shed) PUT AWAY DRY!
*Children should wear flotation devices AT ALL TIMES in and around the river*
Use the river items- Canoe, kayaks, and the pedal boat. Blow up items, pool noodles and rope for tethers to the dock ladder are in the small shed at the side of the cottage.
Water shoes an asset
Respect the river and be environmentally conscious.
7. Damage- Anything that breaks during your stay just let us know. We will let you know if it would come off of your deposit.
8. Power outages- Generator-for some items. IE: water pump, fridge, etc.
9. No smoking in cottage or DAMAGE DEPOSIT WILL BE LOST- There are ashtrays in the front and back of the cottage.
10. The number of people to stay upon booking/in rental agreement is what you paid for. If any additional people visit, you MUST notify cottage owners. Additional charges will apply.
11. DOGS ONLY! Dog run available for evening “let-outs”, otherwise dogs must be leashed, to ensure they remain on the property. Please keep dogs off of the furniture.
We do not charge a pet fee therefore we expect all dog things be addressed by owners- accidents are cleaned and use stain remover for smells, all dog feces picked up-poop scoops by the dog run on the deck and one downstairs by the door.
We ask that any renters who bring a shedding dog to give the cottage a vacuum before you leave (in the front hall closet).
12. Heating/Cooling the cottage- Use the thermostat in the hallway to the left of the pantry. We have many fans throughout the cottage including ceiling fans.
If you use the AC- no colder than 24 degrees.
If using the wood stove renters must read safety instructions! In the cottage manual. You may use our hardwood next to the stove.
13. Water- Regular tap water not for drinking as it is not potable. (Filtered for showering and brushing teeth) We have a water cooler with a jug filled with “well” water (we use it for drinking, boiling, etc.). Feel free to bring water.
*WE HAVE an R/O SYSTEM for DRINKING WATER at the kitchen sink-small tap-25L capacity per day.
14. Be environmentally conscious- RESPECT: the neighbours (noise volume, loose animals, etc.), environment (NO FIREWORKS, recycle, reduce waste, etc.), wildlife (no food outside, leave habitats and animals alone, etc.), cottage (septic tank, electricity, etc.) and keep the carbon footprint to a minimum.
*NOTE: PLEASE LEAVE TURTLES ALONE!!! They mate in the spring and use the boat ramp as their path to and from the water. We call it “Turtle Highway”. We protect all species here.

Where to find things:
Games/cards are in the green room closet and DVD's are in TV stand in living room and rec room. Lots of plates, utensils, etc. all basic kitchen amenities.
Dish rack, Dog Bowls, Dish soap, large clear garbage bags/kitchen garbage bags- under sink
Tools/extra batteries/light bulbs etc.-Upper utility cupboard (closest to the hallway)
Dishes, utensils, various sized bowls, cutting boards, pots and pans, veggie steamer, pizza cutter, pizza stone, Lemon/lime juicer, etc. - please explore the cupboards.

OTHER DETAILS TO NOTE:
We have installed outdoor security cameras at both entrances. We will not have them armed while people are here only between check-outs and check-ins.
Guests must read/understand and abide by Cottage rules-available on this website and in hard copy-Cottage Manual. This is our family cottage-for family oriented renters or people looking for a peaceful getaway.
A rental agreement must be signed upon booking.

All internet usage is for necessity ONLY-email and banking-NO STREAMING- anything over 2 GB per day-fees of $50 per day off damage deposit will apply.
Fire pit burning is subject to municipal by-laws-please adhere to the signs upon entering Burk's Falls or see City of Burk's Falls website for clarification. NO FIREWORKS!
BUY YOUR OWN WOOD. Local roadside sellers, Value mart, Home Hardware, and Petro Canada sells fire wood.
DO NOT USE WOOD ON DRIVEWAY SIDE-For wood stove only.
The last hill leading to the cottage is quite steep.
Dogs only-Lit dog run for evening let-outs, Please clean up after your pet, dog scoops available, no dogs on the furniture, keep leashed, and please vacuum before departing if you have a shedding dog.
